Requests are triaged between 8:00 – 9:00 PM daily. Most customers hear back the same evening; requests submitted after triage are answered the next day.

Service Call (Diagnosis)

$85

Per appliance. Due at visit. Includes travel within 21230 and a full mechanical/electrical diagnostic.

Diagnosis includes standard access panels. Deep tear-down required for diagnosis is quoted and approved in advance.

Diagnostic Fee Credit

Your $85 diagnostic fee is 100% credited toward your final labor charge if you choose to repair.

Example Math

Tier 1 labor is $125 total labor. You pay $85 at diagnosis, then only $40 more in labor if you proceed (plus parts and applicable sales tax).

Written Estimate First

After diagnosis, you receive a written estimate showing labor, parts, and any additional charges before repair starts.

Approval Before Repair

We only proceed once you approve the estimate. No hidden work. No surprise line items.

Labor (Flat-Rate After Diagnosis)

Labor tiers are per appliance and cover repair work on that specific unit.

Tier 1 — Standard $125 + parts

Up to 60 minutes of repair work. Simple component swaps that do not require major disassembly.

Tier 2 — Advanced $185–$295 + parts

60 to 120 minutes of repair work. Major disassembly and tight installations.

  • Washer bearings & tub seals
  • Dryer drum rollers & belts
  • Dishwasher motors & pumps
  • Control board replacements
Tier 3 — Extensive $295–$425 + parts

120 to 180 minutes of repair work. Deep teardown and rebuild repairs with multi-step reassembly/testing.

  • Full tub-out washer repairs
  • Multi-component failure diagnostics
  • Complex electrical/mechanical restore work
  • Firm price provided before work begins

Every repair receives a firm labor quote after diagnosis. If scope changes, we pause and get your approval before continuing.

Jobs projected beyond 180 minutes are custom-quoted and only performed with written approval.

Quoted on-site if inspection shows depletion. Includes labor + part (~$50–$80).

If original plastic valve drips after flush. No extra labor — valve is already exposed during flush.

How add-ons work: The brass drain cap has no extra labor — the drain valve is already exposed during the flush. Anode rod replacement, if needed, is a separate quoted job: we'll give you a firm price on-site before proceeding.

Electric water heaters only. Gas water heater maintenance is out of scope. Anode rod inspection is subject to ceiling clearance above the heater.

Parts & Additional Fees

Parts Policy

Parts + 20% Handling

  • Parts are billed at our cost plus 20% handling (covers sourcing, shipping logistics, and warranty handling).
  • We primarily use new OEM parts whenever possible.
  • 90-day workmanship (labor) warranty on the repair performed.
  • Parts are covered by manufacturer warranty. If we supplied the part, we handle the replacement process.
  • If used/reconditioned parts are installed, they are clearly labeled on your invoice.
  • Parts are subject to applicable Maryland sales tax when itemized separately.

Maryland law requires 6% sales tax on parts. Labor is tax-exempt when itemized separately.

Scheduling & Parts Policies

Return Visit for Ordered Parts

If a part must be ordered, we schedule a return visit. Any additional trip fee is disclosed in your written estimate.

Customer-Supplied Parts

We can install customer-supplied parts, but we cannot warranty the part itself. Labor warranty may be limited if the part is defective.

Cancellations / No-Show

Same-day cancellations or missed appointments may incur a fee, disclosed when scheduling.

Repair Scope

We focus on diagnosis and repair of major household appliances. If your project requires specialized licensed trade work, we will advise and refer appropriately.

We do not perform structural remodel work or trade-regulated modifications unless properly licensed/contracted.
